The table below shows market conditions for single-family properties by price range in 19 of Houston's most popular zip codes. Months inventory estimates the number of months it will take to deplete current active inventory based on the prior twelve months sales activity.

2008 2007 | 2006 | 2005 | 2004 | 2003 | Combined

In addition to current inventory calculations, I have developed other ways to track market conditions:
  1. MLS ACTIVITY ANALYSIS tracks the percent of MLS activity each week which consists of price reductions. Updates each Friday.
  2. FORECLOSURE ANALYSIS tracks the percent of MLS listings each week which consists of foreclosures. Updates each Friday.
  3. MOTIVATED SELLER ANALYSIS tracks the percent of sellers described as "motivated" by their listing agents. Updates on the 1st.
  4. SALES ANALYSIS tracks number of sales each month beginning in 2005. Updates on the 10th.

This data does not include townhouses, condos, high-rises or lofts, but does include patio homes (a detached single-family dwelling on a small lot).
