I have developed an Excel analysis of list price based on the following:

1. Recent sales in the subdivision
2. Land values in the subdivision
3. The last sale price of the property
4. The number of days on the market
5. Price history of the property
6. The appraisal district appraised value
7. The appraisal district market value
8. Current market conditions for the price range and zip code

Resulting in the expected value of the property

A spreadsheet is created for properties that interest my buyers and is not disclosed here, but the trendline feature of the model is illustrated below.
